What do we do here?

Our first project began in the spring of 2012 in downtown Toronto. The strategy we employed has become one of our favourites; we purchased a run-down, single-family home that was then converted to a duplex. We then rented both units to qualified tenants which produced massive monthly cashflow. Finally, we refinanced the property to remove our initial investment and reinvested it into the next property. This buy, renovate, re-finance, rent and repeat strategy is commonly called the BRRRR method.

We are active investors who specialize in purchasing undervalued properties typically with a purchase price between $280,000-$500,000. These are often distressed properties or properties with plenty of differed maintenance. We expertly renovate these properties to the appropriate level, and then hold them as legal, 2-unit buildings with well suited tenants. We have also begun to hold certain appropriate properties as student rentals with massive cashflow potential.

These strategies offer many opportunities to the savvy investor through purchasing undervalued assets, by forcing appreciation with upgrades, all while offering the ability to refinance out the initial investment or enjoy higher, passive cashflow with vetted tenants.

Usually we work with our clients to create a deal by utilizing creative financing, funding and sourcing strong investment properties. We find a balance that works for each party (on a case by case basis) to build wealth together: win win!

All successful real estate investing is done through leverage. Leveraging expertise or time, leveraging money, and by leveraging our key stakeholders experience, our network and our relationships (contractors, accountants, lawyers and agents).
