The Revival – Monthly Letter (February 2021)

Greetings Friends,

Look at us all go!

We are already into the second month of 2021 and the world is spinning as fast as ever.

We’ll be reaching out to many of you over the coming weeks to check-in and see how you are doing. Our team has exciting news but more importantly we’re here to help in anyway; we know it’s been so tough for so many.

You may already know but this year I was asked by Dylan Suitor to Chair the Keller Williams NR Growth Committee. Our goal is to help regular folks add new income streams to their businesses and/or lives. Check out in for our “monthly” videos on our new YouTube channel.

We’d also like to congratulate last month’s multiple Buyer Clients!  Another big congrats to our Partners on our Peterborough investments and on a flip that we just sold; Way to go Everyone! Thanks for your trust and for taking massive action! Now, on to some larger buildings + projects for everyone involved! For those interested, book a call through my calendar at the bottom of this letter.

Below I’ll outline the signals my clients and I are using to continue 2021 strong and drive forward into this new year…

So, on to the Meat of the Matter: Our monthly highlights of the market and random opinions!
Real Estate Market Insights:
  • TRREB STATS:  In TO, we are not only seeing an incredible 15.5% increase in avg. sale price (YoY), but it is made even more impressive due to the fact that there were SO MANY more listings this January than the same time last year (6,928 vs. 4,546) and houses are selling faster too! It’s wild to see, and not what the CMHC keeps suggesting; however not surprising when looking from a macro-perspective.
  • Buy the dip. Buy the dip. A very handsome man said, Buy the dip.” Condos are already back, baby! 
  • Peterborough stats for January are just as HOT! The average price of homes sold in January 2021 was a record $626,414, a large increase of 30.9% from January 2020. The dollar value of all home sales in January 2021 was $62.6 million, improving 47.1% from the same month in 2020. This was also a new record for the month of January. Congrats to all of our partners who are holding (and NOW REFINANCING) properties with us in this region: Good for you on taking action!

It is a 2-in-1 learning resource and workbook to help you set/track your real estate goals. This is an invaluable resource for anyone looking to get organised and grow your real estate business.

Random Opinions: 

Everyone wants a home run these days!

We’ve all heard the about “the perfect B.R.R.R.R ” on the most recent podcast episode with “that fella, over there, in that other market!” You know the constant story of “It’s been 3 months already; can I get 100% of my money back now?!”

Yeah, well we’ve hit home runs too. Some of them very recently. However don’t get caught waiting; only wanting to swing at obvious home runs.

Some of our most lucrative deals initially looked more like solid doubles and triples. Many times it’s only after 6-12 months – by strategic renovations, carefully stabilizing the asset, receiving constant cashflow and (gratefully) market appreciation –  that we see that the old adage is STILL true:

IT’S NOT TIMING THE MARKET, IT’S TIME IN THE MARKET.

Don’t pass up $50 bills laying on the road simply because you are looking for $100 bills. Look for opportunities with less competition and invest in fundamentals; and those fiddies will turn into hunnies faster than you’d ever imagine.

Purchase strong cash-flowing assets, with multiple exits and/or strategies, and then wait. Yes, real estate can be exciting…but it doesn’t have to be for it to make you a fortune.

In the current market, we are continuing to refinance with our lenders. We will likely see all, if not the majority, of our funds returned across our portfolios, all in less than 3 years; this is true for many of our buyer clients too. Massive returns with measured risk.
