A coach house is permitted as a secondary suite if the property is eligible. At this time, only one secondary suite is permitted on a property. It must be in the residential zone. It must be on a property with a single unit dwelling, row or townhouse or semi-detached dwelling. All other requirements in Section 6.33.3 of the By-law for Secondary Suites would apply.

The detached accessory building must meet the zoning regulations for Accessory Buildings in Section 6.18 of the By-law. It must be a minimum 1.2m from the house, minimum 0.6m from the side and rear lot lines, maximum height 4.3m and maximum lot coverage of 10%.

With a detached secondary site, there may be an issue with access to firefighting. Depending on the location of the nearest hydrant, it may not meet the minimum 90m from the hydrant to the entrance of the unit.

Also note that the zoning by-law requirements are separate from the OBC requirements. If the building is located less than 1.2m from the side and/or rear lot lines, unprotected openings will not be permitted and it may trigger the need for a fire separation in the affected wall(s).

Also, check for overhead lines on the property. If you are proposing to retrofit an existing structure, this may not be an issue, but if it is a proposed new building, there will be setbacks from overhead lines required. Peterborough Utilities comments on these setbacks.
