The Revival – June 2021

Greetings Friends,

Although we are writing the Revival in Florida for the second month, we were delighted to hear that our home province has decided to lift many of the archaic lockdown measures and loosen some of the confused quarantine rules. We’re pretty jazzed for our friends, clients + Ontario’s small business owners!

Working remotely in sunny, south Florida has not slowed our Real Estate activity in the slightest! Last week alone, we successfully negotiated two under-asking offers for our Peterborough investment clients! Way to go for taking action! 

This month on the joint venture side of our business, we also inked a partnership on a 12-unit, value-add apartment building in Durham. Stay tuned for details on this home run!

On that note, we are GROWING! There is another exciting, multi-family investment opportunity in the works! We will be including ONLY 3-4 investors for this upcoming project! So, please reach out ASAP if you have funds that you’d like to invest for great returns.

So, on to the Meat of the Matter: Our monthly highlights of the market and random opinions!
Real Estate Market Insights:
TRREB STATS:  The average selling price across all home types in May was up by 28.4 year-over-year, reaching a record $1,108,453! Sales remain roughly 20% above 10-yr averages in metros like Toronto and Vancouver. We continue to see a very strong flow of new listings in most markets, with Toronto at +10-year highs on a 12-month rolling basis.

Inventory levels continue to tick up in most metros, albeit off a very low base, but overall months of inventory are at almost half of long-term norms in both the condo and single-family segments in metros like Toronto.

Peterborough stats for May were just as HOT! The average price of homes sold in May was $715,815, however the more comprehensive year-to-date average price was $698,816;  a whopping 39.6% from 2020. To our investor clients and joint venture partners this month: Good for you on taking action!

Once we are allowed, Ontario Assets will be restarting our Peterborough investor tours this season.
