We build relationships with our partners before we ever enter into a co-venture agreement. This is done by getting to know each potential investor through multiple meetings and casual conversations. We continually strengthen our relationships with our expert contractors, designers, accountants, lawyers and other professional investors to find appropriate properties and develop strong strategies.
This is done by speaking plainly, openly, and honestly; by always being trustworthy and direct. We believe in recognizing any gaps in knowledge and then, through intense and continual learning, closing the gap quickly.
The OAI team develops accurate budgets and timelines, then works with the municipalities, inspectors, and designers (contractors, designing lay-out, cosmetic renovations, etc.) We then vet, select and manage tenants + property manager relationships,
We also work through any lender requirements for financing, or refinancing, with our clients wile also developing multiple exit strategies to mitigate risks and offer great returns.
We do all of the heavy lifting so our clients can spend more time doing the things they love!
